Buying a Home Shouldn't Feel Overwhelming
Buying a home is about more than finding the right property. From your initial search through negotiations, inspections, and closing, I'll help you understand your options and make informed decisions along the way.

Get Preapproved
Getting preapproved is one of the most important first steps in buying a home. A lender will review your financial information to help determine your purchasing power and identify loan options that fit your needs. Having a preapproval in place also puts you in a stronger position when you're ready to make an offer.
Buyer Representation
Before we begin touring homes, we'll review and sign a Buyer Representation Agreement. This agreement outlines the services I'll provide, our responsibilities to one another, and how compensation will be handled. I'll walk you through the terms, answer your questions, and make sure you're comfortable with the agreement before signing.
Find Your Home
Once we've established your budget and identified your priorities, the fun begins! I'll help you find properties that match your needs, arrange showings, and evaluate each home beyond its appearance. From location and condition to potential resale value, I'll provide the information and guidance you need to make a confident decision.
Make an Offer
Once you've found the right home, I'll help you determine a competitive offer based on current market conditions, comparable sales, and the property's condition. We'll review the purchase price, earnest money, contingencies, and other important terms before submitting your offer. I'll negotiate on your behalf and guide you through any counteroffers to help you reach an agreement that protects your interests.
Escrow & Inspections
Once you're under contract, I'll help coordinate inspections, appraisal, financing, and other important transaction milestones. I use Folio by Amitree to provide a shared transaction timeline with important dates, deadlines, and contact information for your lender, escrow team, home inspector, and other service providers, including well and septic inspectors when applicable. You'll have everything organized in one convenient place, helping you stay informed throughout the process.
If you're financing your purchase, your lender will typically order an appraisal to obtain an independent opinion of the property's value. Unlike a home inspection, which evaluates the property's condition, an appraisal helps the lender determine whether the home provides sufficient collateral for the loan. If the appraised value comes in below the purchase price, we'll discuss your options, which may include renegotiating the price, adjusting your financing, or other solutions depending on the terms of your agreement.
Closing & Keys
As closing approaches, we'll confirm that all contractual requirements have been satisfied and schedule your final walkthrough to verify the property's condition. You'll review and sign your closing documents, and your lender will arrange for the funds to be transferred. In Oregon, the transaction is typically complete once the deed has been recorded with the county. I'll coordinate with escrow and the other parties to keep you informed, and once recording is confirmed and possession is authorized under the agreement, it's time to celebrate—you've officially purchased your new home!
